Can you hold a place before I apply?
If requested we may, but a holding fee may be required which is non-refundable if you were to back out of wanting to lease or rent the property.

Do I pay first month’s rent and last month’s rent with my security deposit?
No,we require a deposit equivalent to one month’s rent, and the first month’s rent. To collect all 3 would be illegal here in the state of California.

How old do you have to be to apply?
18 years of age

Is the deposit refundable?
Of course, as long as the move out inspection is satisfactory and no damage to the property has been done. Any damages or repairs and cleaning will be deducted and the rest returned within 2-4 weeks or possible sooner.

Who needs a cosigner?
Anyone whose credit is questionable may need a cosigner or guarantor.

You have a property I want to rent. How do I apply?
An application will be provided upon viewing the property. Once the website is functioning it may be filled out and sent in online.

How do I pay rent?
You will be provided a set of self addressed and stamped envelopes which the payment can be put in and mailed. Once the website is functioning you may pay online.

I want to get a pet. What do I do?
If the owners approve of pets, a Pet Addendum form will be provided and must be completed and an additional pet deposit will be placed.

I want to move out, but my roommate wants to stay. What do I do?
We will assess each situation individually as well as reassess the remaining tenants to figure out if they will collectively meet the financial requirements needed to continue to pay the lease.

My lease expiration is coming and I want to move out. What do I do?
We always require a written 30-day notice to be mailed to our office stating that you, the tenant, have elected to move out at the end of your lease/rental agreement.

Who is responsible for paying for repairs & maintenance requests?
The homeowner is responsible for the payments of any repairs/maintenance, and our company is responsible for hiring the proper technicians and ensuring that the work begins and is completed.
