No, but it is your choice and we can aid you in the process as well.

Yes, the company is broker owned, and the property manager is a licensed real estate agent as well.

Can I reach you after hours?
Yes, anytime. If I am able to answer my cell I will, day or night.

Can you put the money directly into my account?
Yes, we can deliver your funds any method you prefer.

Do I get to see the lease or sign it?
Yes if you request. If not, we will handle the paperwork for the owners.

Do you sell real estate too?
Yes, we are able to sell and buy residential and commercial properties for our clients as well as buy and sell businesses whether or not those businesses are real estate owned.

How and when do I get my checks?
As we do with all our clients, as soon as the rent is collected at the beginning of the month any operational costs are deducted and the remaining funds will, with your request, be deposited into an account of your choosing or a company check mailed out to you.

How is rent collection handled?
Rent is mailed to our PO Box in which we provide self-addressed and stamped envelopes for our tenant’s convenience. Soon as our website is up, we anticipated that nearly 100% of our rent will be collected electronically through our website.

How long of a lease do you sign?
Typically the leases are a minimum of 1 year, but may be longer if you need them to be. We also provide month to month rental agreements at the owner’s request as well.

How much security deposit do you charge the tenant?
Typically the security deposit is equivalent to one month’s rent.

How soon can you start managing my property?
First, we like to take a look at the property and if necessary have it inspected so that we know the condition of the property and if any major improvements or repairs need to be made. Habitability and function of a property is important, both for the tenants and the owners. Once the property is approved we can start immediately managing the property once the owner signs a lease listing agreement which provides us the authorization to exclusively list and rent/lease the property.

What type of properties do you manage?
We currently manage single family residences and multifamily units. We also have the ability to manage commercial real estate as well.

What type of reports do I get and how often?
As owners, you receive monthly and yearly expense reports.

Who holds the tenant security deposit?
Typically our client/home owners like to hold the deposit, but in some instances we may hold the deposit within our client trust account.
